SEELY, husband and cvife, of the County of Moffat, State of Colo-
rado, hereinafter referred to as "Lessors," and NIELSONS, INCOR-
PORATED, a Colorado corporation, of Dolores, Colorado, herein-
after referred to as "Nielsons."
WITNESSETH:
WHEREAS, Lessors are the owners of that certain real
property situated in the County of Moffat, State of Colorado,
described as follows, to wit:

of the 6th P.M., less old Highway 13 right of way
of 3.03 acres and less 22.82 acres deeded to the
City of Craig, Colorado. This parcel of 54.15
acres hereinafter referred to as Parcel "B";
Lot 7, Section 6, Township 6 North, Range 90 West
of the 6th P.M. This parcel of 39.26 acres herein-
after referred to as Parcel "C";
and
iVHEREAS, Parcels "A," "B" and "C" are unimproved real
property, partly used for agricultural purposes (except a cer-
tain portion of Parcel "B" which is used for residential pur-
poses); and
WHEREAS, Nielsons are in the gravel, sand, aggregate and
concrete business and presently have a contract with Colorado-Ute
Electric Association for certain portions of the Yampa Project
located south of Craig, Colorado, and have determined that satis-
factory aggregate is available in previously described Parcels
"A," "B" and "C," and Lessors have informed Nielsons that aggre-
gate would be available to Nielsons at the agreed royalty of
thirty (30) cents per cubic yard; and
