Box 1886 <br />Woodland Park, <br />Dear Kip: <br />Planner <br />~3-0~~ <br />'~ <br />gFCEIVEr <br />JUL 2 0 1993 <br />CO 80863 Division of y,,iie,d,y ~, ~uo,uJY <br />RE: Conditional Use Permit for <br />Midland Gravel Pit <br />Thank you for a very detailed evaluation of the application <br />submitted and a favorable recommendation on July 13th at the <br />Planning Commission meeting. <br />This letter is in response to the objections made at the <br />Planning Commission meeting by adjacent land owners to the site. <br />Although the objections were addressed, perhaps more detail need be <br />made so that the Teller County Board of Commissioners have an <br />understanding to those objections. <br />The City (Cripple Creek) tried to deal with the gravel pit to <br />the south of State Highway 67 about two years ago. No deal could <br />be consummated as the economics were prohibitive. The City <br />continued to look elsewhere for a gravel site. One site was <br />presented to the City near Cripple Creek Mountain Estates. This <br />site was accessible but rejected due to the proximity to existing <br />houses and steepness of the terrain for reclamation. <br />The Bureau of Land Management offered several parcels of <br />property in Teller County that were available to the City and <br />County for a potential gravel site. After reviewing those within <br />the proximity to the City, two sites were tested. The other site <br />rejected was due to the clay/bentonite type material revealed by <br />the tests. This is the process that brought about the decision to <br />apply for this site which was accessible and held the best gravel <br />for City needs. <br />One of the owners of the other pit by Gillette called after <br />the application site was being surveyed. He was asked to submit a <br />proposal to the City but none has been received to date. The <br />composition of that material is largely sand and boulders which are <br />not appropriate for street base or surfacing. It would not fit the <br />needs for the City. <br />The closest area for a mining operation in the past was a peat <br />extraction site on the Vetter ranch adjacent to this application <br />site.
