Per table 307.1(1) of the <br />IBC the maximum allowable storage is 13,200 gallons. We are looking at less than 5,000 gallons, so the <br />lube storage building should not be classified as hazardous and does not require a fire suppression sys- <br />tem, explosion proof electrical, special ventilation or fire rated walls therefore any of these requirements <br />have not been included. <br />• Assuming structure that Lube storage is within 10' is not an occupied structure, special separation has not <br />been included. <br />• No dewatering <br />• No rock excavation <br />• No plumbing <br />• HVAC — Electric Unit Heaters Only, No ventilation or cooling <br />• Concrete testing is not included <br />• Site Preparation: ICM has assumed only minimal leveling of site may be required. <br />• Subgrade prep: ICM has assumed existing soil will be adequate therefore we are excluding any overexca- <br />vation and recompaction and excluding importing of any fill materials. ICM will excavate as required for <br />spread footings and grade beams and place on undisturbed soil. <br />• Final Grading — ICM has assumed there will be minimal grading around perimeter of buildings to ensure <br />drainage away from buildings.
