The highest and best use of the land is in accordance with its <br /> present use. <br /> The site is bordered on the north by the D&RGW Railroad spur <br /> line right-of-way . Immediately north of t-he railroad <br /> right-of-way and parallel to it is County Road 100 . The <br /> property is bounded on the west by a site containing the <br /> Mid-Continent Coal Loading facilities . It is bounded on the <br /> east by a property used as a saw mill . The property to the <br /> south is a steep ridge. <br /> IMPROVEMENTS DESCRIPTION <br /> The land has been developed with manufacturing facilities for <br /> three major products. <br /> The first product is rock dust made from limestone. The second <br /> product is magnetite made from iron ore, and the third product <br /> is packwall , an aggregate used in longwall mining . The <br /> facilities include metal clad buildings with concrete <br /> foundations . The buildings are specific use structures with <br /> the structural components an integral part of the machinery and <br /> equipment they house. <br /> The major facility is a rock dust plant contained in two <br /> buildings having a total footprint of 8 , 704 square feet . <br /> Building heights range from 10 to 78 feet with an overall <br /> average of over 41 feet. This develops a cubic foot enclosure <br /> of about 352 , 000 cubic feet . Major components consist of a <br /> hammer mill , 300 ton bulk storage , bagging facility , drying <br /> equipment and substantial electric controls. <br /> The rock dust plant is reported to have a maximum design <br /> capacity of 20 tons per hour and the operator reports an <br /> consistent efficiency of 17 tons per hour . <br /> Construction was reported for 1971 through 1978 with the major <br /> effort in 1971-1973• <br /> The second facility is a magnetite plant attached to the rock <br /> dust plant in a building with a footprint of 3, 000 square feet <br /> with building heights ranging from 10 to 32 feet with an <br /> average of about 24 feet , developing an enclosure of 72 , 000 <br /> cubic feet . <br /> The magnetite plant facilities include a ball mill , dryers , <br /> separators , conveyers , feeders and electric controls . <br /> Construction dates , reported , were 1972, 1977 and 1978 with the <br /> bulk of construction taking place in 1978. <br /> The third installation is a packwall plant constructed in 1982 <br /> and 1983. This facility has a footprint of 1 , 759 square feet <br /> with the major building being octagonal in shape with an <br /> -8- <br />
