Carbondale was incorporated on April 26 , 1888. The population <br /> of Carbondale at the 1970 census was 726. A special census in <br /> 1977 was 1 , 644 . The 1980 estimated population was 2, 084 , an <br /> increase of 187% from 1970 , together with an increase of 27% <br /> from 1977. <br /> Services offered within the community include all public <br /> utilities . There is one high school , a middle school and a <br /> grade school . Principal shopping areas include a variety of <br /> businesses on Main Street and "strip" commercial development <br /> along State Highway 133 together with a new shopping center. <br /> Major shopping and medical facilities are located in Glenwood <br /> Springs , 10 miles to the north. <br /> Carbondale ' s economic base has been from the coking-coal <br /> industry and coal related service businesses . The town <br /> location is strategic, between Glenwood Springs and Aspen , and <br /> year round access is good. In addition to the coal industry , <br /> historical employment has evolved around growth related <br /> industries. At the present time, due to high mortgage interest <br /> rates primarily, growth has slowed to a minimal amount and the <br /> mining industry is not expanding. <br /> It is probable that as the national economic recovery <br /> stabilizes and interest rates trend down somewhat , that growth <br /> will resume, albeit not at former rates . <br /> Real estate values , presently stabilized to moderately <br /> declining , are expected to rise in value in a pattern similar <br /> to the present moderate inflation. <br /> SITE DESCRIPTION <br /> The site contains a gross land area of 17. 60 acres. The site <br /> is irregular in shape. The location is less than 1 112 miles <br /> west of Carbondale , CO. <br /> The topography ranges from moderately sloping to steep. The <br /> steep land is located in the rear on the southern most 7 . 6 <br /> acres . The moderately sloping usable area was estimated at 10 <br /> acres. The land has been developed and terraced for building <br /> locations , parking areas and roadways . In addition , a large <br /> area was terraced to accommodate bulk storage of the raw <br /> limestone used in the facility. <br /> The Garfield County zoning regulations indicate that the zoning <br /> of the area is "A-I" , "Agricultural-Industrial". In accordance <br /> with this zoning , a special use permit for a commercial park to <br /> accommodate the existing uses , was obtained from Garfield <br /> County by Resolution 82-132. <br /> Water and sewer services are provided by a well and septic <br /> systems , respectively . The site is supplied with electric <br /> service and natural gas. <br /> -7- <br />
