It is probable that as the national economic recovery stabilizes and <br /> interest rates trend down somewhat that growth will resume , albeit <br /> not at former rates. <br /> Real estate values, presently stabilized to moderately declining are <br /> expected to rise in value in a pattern similar to the present <br /> moderate inflation. <br /> SITE DESCRIPTION <br /> The site contains a gross land area of 6 . 12 acres together with a <br /> shared interest in an access right of way and road . The site is <br /> irregular in shape . The land is generally level and fully usable. <br /> The land is bordered on the south by residential use, on the west by <br /> small commercial businesses, on the north by land with a similar use <br /> and on the east by mixed uses including residential . <br /> The south boundary of subject abuts 10th , 11th , and 12th Street <br /> which are perpendicular. The building has a <br /> concrete foundation and a heavy concrete floor . The south facing <br /> wall contains five large roll up steel doors and the north facing <br /> wall contains metal sliding doors . The west facing end wall <br /> contains a large metal roll up door . The building is insulated . <br /> The building is heated with a natural gas fired boiler distributed <br /> through overhead fan units. <br /> The building is extensively wired with heavy duty electrical systems <br /> and conduit to provide electricity for heavy duty repair equipment . <br /> Plumbing consists of one two-piece bathroom and a large grated <br /> drainage system built into the floor . <br /> The second building is a large pre-engineered metal building of <br /> 6, 161 square feet and is used for storage. <br /> Building components consist of a concrete foundation and a <br /> pre-engineered metal building. The floor area is primarily earth <br /> -7- <br />
