The separate valuations for land <br /> and improvements must not be used in conjunction with any <br /> other appraisal and are invalid if so used . <br /> TOWN OF CARBONDALE AREA DESCRIPTION <br /> The Town of Carbondale is located near the southeast corner of <br /> Garfield County. It is at the junction of State Highway 82 , <br /> connecting Glenwood Springs and Aspen , and State Highway 133 leading <br /> southward to Redstone, McClure Pass and Paonia. The Town is near <br /> the junction of the Roaring Fork and Crystal Rivers. <br /> Carbondale was incorporated on April 26 , 1888. The population of <br /> Carbondale at the 1970 census was 726. A special census in 1977 was <br /> 1 ,644. The 1980 estimated population was 2,084, an increase of 187% <br /> from 1970 together with an increase of 27% from 1977 . <br /> Services offered within the community include all public utilities . <br /> There is one high school , a middle school and a grade school . <br /> Principal shopping areas include a variety of businesses on Main <br /> Street and "strip" commercial development along State Highway 133 <br /> together with a new shopping center . Major shopping and medical <br /> facilities are located in Glenwood Springs, 10 miles to the north. <br /> Carbondale' s economic base has been from the coking-coal industry <br /> and coal related service businesses . The town location is <br /> strategic, between Glenwood Springs and Aspen , and year round access <br /> is good . In addition to the coal industry historical employment has <br /> evolved around growth related industries. At the present time due <br /> to high mortgage interest rates primarily, growth has slowed to a <br /> minimal amount and the mining industry is not expanding. <br /> -6- <br />
