SECTION 11- FLOODPLAIN (F -1) DISTRICT <br />(a) PURPOSE. The standards of this District (F -1) are designed to retain and provide areas <br />for the unobstructed passage of flood waters and give protection from floods to the <br />population, buildings and structures located therein and in the surrounding areas, as <br />defined by information available to the County Planning Commission, including <br />information from the Colorado Water Conservation Board. <br />(b) USES BY RIGHT. A use by right is any of the following uses, which are permitted: <br />(1) Farming and Ranching <br />(2) Park <br />(3) Riding Trails and Fields <br />*e ` H " o►i b ° oo . plain, the applicant shall <br />is required as to � � acts« ==" � � <br />provide the necessary information to make that interpretation. No parcel of land shall be less than one (1) acre. <br />(e) LOT DIMENSIONS. No parcel of land shall be less than one hundred fifty (150) feet in <br />width or one hundred fifty (150) feet in depth. <br />(f) LOT COVERAGE. The total coverage of all buildings shall not occupy more than 25 <br />percent of the lot area. <br />(g) BUILDING HEIGHT. The height of any principle structure shall not exceed thirty-five <br />(35) feet and the height of accessory structures shall not exceed twenty (20) feet. <br />(h) FRONT YARD SETBACK. No building shall be set back less than fifty (50) feet from the <br />front lot line. <br />(i) SIDE YARD SETBACK. A principal structure shall provide total side yards of not less <br />than ten (10) feet and provide not less than five (5) feet on one (1) side, and, except as <br />provided in Section 18(b), an accessory building shall be set back from the side lot line <br />at least five (5) feet. <br />(j) REAR YARD SETBACK. A principal structure shall be set back at least fifteen (15) feet <br />from a rear lot line and except as provided in Section 18(b), an accessory building shall <br />be set back from a rear lot line at least five (5) feet. <br />(k) PARKING SPACE. Off - street parking shall be as provided in Section 15. <br />(I) LOADING SPACE. None required. <br />(m) FENCES, WALLS AND HEDGES.
