FAVORABLE ENVIRONMENTAL FACTORS <br /> 1. None of the ski area development would be visible from Highway 133 <br /> or any place in the Crystal River Valley unless an aerial tramway <br /> is constructed from near Redstone to the 9,663` point as mentioned <br /> in the report. <br /> 2. The basic facilities are in place or can be readily modified to <br /> meet the needs of a ski area. <br /> 3. The annual precipitation varies from 25" to over 35" mostly (70%) <br /> in the form of snow.* <br /> 4. The Redstone Lodge and other existing overnight accommodations and <br /> restaurants in Redstone, as well as the ski area, would derive <br /> immediate benefits from such a development. <br /> 5. There are no endangered or threatened wildlife species within the <br /> area.* <br /> 6. The elk calving area (nearest portion) in upper Braderich Creek is <br /> nearly 1,000' higher and a mile north of the preparation plant and <br /> road corridor along Coal Creek.* <br /> 7. No winter game range is affected.* <br /> 8. The higher mountain slopes and ridges are well-ventilated and have a <br /> very low air pollution potential.
