Exhibit A <br />Delta County Development Agreement <br />Warren Gravel Pit <br />SD12- 001 <br />Findings of the Planning Staff: <br />The Planning Staff has reviewed the Specific Development application and based on that review <br />the application appears to meet the intent of Delta County Specific Development Regulations. <br />The Planning Staff finds that: <br />1. The proposed gravel pit is located north of Highway 92 off of 1800 Road north of Homestead <br />Road and is in an area of farmland, former gravel pits that are now lakes, a gravel pit that is no <br />longer in operation, and pastures for grazing. The proposed site was previously used for <br />agriculture. <br />2. The site does not lie in the floodplain but is adjacent to it. The Gunnison River lies to the north <br />of the site. <br />3. Current use of the site is agriculture. <br />4. The proposed development does not abut any scenic byway. <br />5. There are no slopes on the property. <br />6. Impact to wildlife will be minimal. <br />7. There is minimal risk of wildfire at this site. <br />8. Concerns from this development are noise, dust, and traffic. <br />3 <br />
