Many of the <br /> vehicles are not operating. There also appears to be quite a bit <br /> of scrap iron and metal stored on the subject property. <br /> Once again, if the subject property were cleared of all refuse metal and assuming <br /> there were no environmental issues to deal with, the subject property would have a <br /> value as follows: <br /> Improvements total 38,408 s.f. @ $15.00/s.f. $576,120 <br /> Land 12.45 acres (542,322 s.f.) @ $1.00/s.f. 542,322 <br /> Total $1,118,442 <br /> It is our opinion that the subject property has a value of 1 120 000. <br /> Conclusion <br /> Both these properties are zoned C-2. These two parcels represent the substantial <br /> portion of the currently C-2 zoned land in Carbondale. However, there does not <br /> appear to be a great demand for commercial properties of this size. It is our opinion <br /> that the highest and best use for the subject properties would be Business/Industrial <br /> Park developments. Property #2, because of the two large buildings, lends itself <br /> much easier to a Business Park development. This 12.45 acre parcel could be divided <br /> into 10 to 15 parcels with the two existing buildings on separate parcels. <br /> In discussions with the Town of Carbondale Planning Office, one of the options that <br /> is being considered by the Town is the future extension of 4th Avenue to connect <br /> with Merrill Avenue. This future extension would bisect Property #2. Obviously, this <br /> would enhance the value of that property. This concept has not been incorporated <br /> into the long range Master Plan for the Town of Carbondale, but is being discussed. <br />
