4.0 DISCUSSION OF FINDINGS _ <br /> 4.1 SITE DESCRIPTION <br /> The site consists of one tract of land, located as shown in <br /> Figure 1. The property address is 1676 County Road 100, <br /> Carbondale, CO 81623. The subject facility is presently closed, <br /> and the tract was unoccupied at the time of this assessment. <br /> The Site is approximately 17. 60 acres in size and is irregularly <br /> shaped. The tract is bordered to the north by the Denver and Rio <br /> Grande Western Railroad, to the south by open land, to the east <br /> by a lumber mill, and to the west by the Mid-Continent Resources <br /> coal loading facility. Only the eastern property boundary is <br /> fenced to limit access. Otherwise the property is accessible by <br /> vehicle at two places where roads cross the railroad tracks. <br /> Structures on the property include a large metal building, a <br /> smaller metal building and four small metal sheds. The main <br /> building was formerly used by Pitkin Iron as a limestone, <br /> magnetite, and nahcolite crushing and bagging operation <br /> (Photograph 1) . The southeast side of the Main Building was used <br /> for office space (Photograph 2) . A smaller building, located <br /> northwest of the main building, was also used for crushing and <br /> bagging operations (Photograph 3) . <br /> The topography ranges from steeply to moderately sloping. The <br /> steep land is in the southern 7.6 acres. The majority of the <br /> area of the property, about 10 acres, consists of an open, gently <br /> sloping, cut and fill area used for aggregate storage, building <br /> locations, equipment parking, and roadways. There are remnants <br /> of equipment and scrap metal scattered around the south central <br /> parking area. Stockpiles of limestone, nahcolite, and magnetite <br /> are present in several places. Miscellaneous trash is also <br /> present on the property as can by seen in Photographs 4 and 5. <br /> 4.2 SITE FACILITIES <br /> The buildings Pitkin Iron used in material processing operations <br /> were warehouse-style facilities. An office space was located in <br /> the southeast corner of the Main Building. Pitkin Iron's main <br /> office is located in the town of Carbondale on Merrell Avenue. A <br /> secondary crushing and bagging building is located about 80 feet <br /> northwest of the main building. Additional storage shed-style <br /> metal buildings are located on site and were used for storage of <br /> equipment and raw materials. The process buildings are metal <br /> clad with concrete foundations and floors. The process buildings <br /> are specific use structures with the structural components built <br /> as an integral part of the machinery and equipment they house. <br /> The major facility is the rock dust plant, which is contained in <br /> 13 <br />
