II. SURROUNDING LAND USES AND ZONING: <br />This application includes properties which lie within two different zone districts. The eastern <br />portion of the site is zoned I -2. The western portion of the site is zoned AFT. The entire <br />property is located within the Fruita Greenway Business Park. The property is bordered on the <br />north by railroad tracks and beyond that, US 6 & 50. To the east are industrial properties <br />containing heavy industrial uses. Property owned by the City of Fruita for a wastewater <br />treatment plant is located to the south, and large lot residential and agricultural uses lie to the <br />west and northwest. <br />III. PROJECT DESCRIPTION: <br />The applicant is proposing the construction of a coal loadout facility. The facility is intended to <br />serve as a key transport point for coal mined from the McClane Canyon Mine located on SH 139. <br />Previously, the coal mined from this located was trucked to the Cameo Power Plant off Interstate <br />70. With the closing of the power plant in 2010, CAM Colorado will begin hauling its coal via <br />rail to new customers across the United States. <br />Site Plan <br />10 <br />
