and F Street. In addition to the property south of the Poudre River, approximately 38.25 acres <br />will be located north of the river and south of 0 Street. The permit boundary will mostly follow <br />site parcel lines (see Exhibit C -1) and will generally be delineated by existing fencing. The <br />Poudre River Trail within the proposed amendment area is owned by Weld County and is not <br />part of the proposed permit area. The Weld County parcels associated with the Poudre Trail are <br />shown on Exhibit C -1. <br />Affected Land Boundary Definition <br />The amended permit boundary will encompass approximately 284.56 acres with only about <br />42 acres currently planned for mining. However, the affected land boundary essentially follows <br />the permit boundary to allow for reclamation activities and future potential mining operations. <br />Areas not disturbed by mining will likely be disturbed by access roads, stockpiles, slurry wall <br />installation, material processing, or backfilling and other reclamation related activities. The <br />remaining area will consist of setbacks and road and utility right -of -ways. <br />Land Uses <br />Permitted mining operations are immediately east and west of the proposed permit area. With <br />exception of the Espanola Subdivision, properties to the north are primarily semi -rural and <br />agricultural. A community of approximately 50 homes north of the Poudre River, the Espanola <br />Subdivision covers roughly 9 acres north and east of the proposed permit boundary. Several <br />commercial and residential properties are immediately south of the proposed amendment area, <br />including the Pullman Subdivision of about 12 residences. Further south are parcels of open <br />lands and residential subdivisions on what appears to be historic aggregate mining properties. <br />Items owned by the applicant or property owner located within the proposed amendment area <br />such as roads, fences, water wells and associated pumps, and other structures may be removed or <br />relocated during mining and reclamation. Three oil and gas wells, tank batteries, and other <br />associated facilities are located on the property; two north of the Poudre River and the other in <br />the southeast corner of the proposed amendment area. Other than the oil and gas facilities, the <br />interior of the property does not contain structures, easements, or right -of -ways not owned by the <br />applicant or property owner. Several easements and right -of -ways are located on the edges of <br />the property or immediately adjacent to the proposed permit boundary including Natural Gas <br />Associates easement, City of Greeley and Weld County road right -of -ways, Colorado and <br />Southern Railroad right -of -way, Home Light and Power Company right -of -way, Home Gas and <br />Electric Company right -of -way, and Colony Improvement Corp. right -of -way easement <br />(Exhibit C -5). Additionally, the Poudre River Trail within the proposed amendment area is <br />owned by Weld County and the parcels associated with the trail are not part of the proposed <br />permit area.
