Original conditions: <br />The property, a subdivision lot, consists of a wedge approximately 600 feet north to south <br />and width varying from 150 feet in the north to 230 feet in the south. It had a concave <br />slope ranging from 18% near the north to about 26% near the center and 40% at the <br />south end. There were no suitable building sites on the property that would not require <br />extensive excavation. There is no room on site for stable placement of excavated <br />materials, while meeting county zoning, environmental and safety requirements. <br />D. Current conditions: <br />Construction work on this project began several years ago, and is estimated to be <br />approximately 30% completed. Construction to date includes 27,300 SF (0.63 acres) <br />disturbed land (23% of total) (areas estimated from satellite photos): <br />• Access road, including entry off River Run Drive. The lower portion is near final <br />grade and upper portion approximately 10 feet above final grade. Many of the <br />shorter retaining walls (dry-laid stone on grade) have been built <br />Length = 220 ft, Area = 4,000 SF: <br />• Parking /loading pad, to the general limits of the planned extent, and with the front <br />half about 10 feet above final grade (currently about 6955) and the back half <br />within 25 feet of final grade (currently between 6965 and 6970) (from 3 to 20 feet <br />deep) <br />Length= 120 ft, Width = 150 ft, Area = 13,800 SF, to increase to 15,000 SF; <br />• Excavation for the storage shelter around the planned central island, and from 20- <br />50 feet deep (to within 25 feet of final grade) (floor currently about 6970 - 6975). <br />Excavation edges are basically vertical in configuration <br />Length= 75 ft, Width= 80 ft, Area= 4100 SF, to increase to 7,000 SF during work. <br />• Upper access road to the house site, initial trail clearing and rough -in <br />Length= 550 ft, Width= 6 -8 ft, Area= 4400 SF, Elevation 6970 -7040; <br />• Work has begun on excavating the house pad (including stockpiles) at the top of <br />the access road, <br />Length= 50 ft, Width =25 ft, Area= 1000 SF, Elevation 7035 -7040. <br />E. Proposed sequence of work: <br />This is based on anticipated ground conditions, and the need to remove earth from the <br />site to complete the work; therefore it is dependent on people needing fill or soil. Work is <br />expected to be intermittent, due to demand, weather, and other factors, but no <br />temporary cessation is anticipated. Sequence may vary somewhat from this order, <br />based on materials, equipment, and time available. During the remaining construction, <br />the disturbed and will increase from 27,200 SF to 43,600 SF (23% to 37% of site). <br />1. Excavation of the parking /loading pad to final elevation of 6945 -6955; <br />2. Excavation of the storage shelter floor to final elevation 6945 -6955; <br />3. Excavation for and Installation of roof components for storage shelter (7,000 SF roof <br />size for 4697 SF floor space (exterior)); <br />4. Installation of necessary retaining wall components in storage shelter and around <br />perimeter of parking /loading pad; <br />5. Widening and construction of drainage of upper access road; <br />6. Excavation of house pad (at top of upper access road) (Total approximately <br />10,000 SF disturbed, 5,000 SF pad and 5,000 SF to be in retaining walls /berms.); <br />7. Installation of necessary retaining wall components for house pad, roads, etc.; <br />8.
