SUBJECT PARCEL: <br />LOCATION: <br />APPLICATION FOR A CONDITIONAL USE PERMIT <br />TEMPORARY ASPHALT BATCH PLANT <br />PROJECT OVERVIEW <br />The following conditional use permit application is to obtain county approval <br />to place a temporary asphalt batch plant on the subject property, located at <br />44580 Colorado State Highway 9. The subject parcel has been approved <br />for an aggregate mining operation, as well as an existing conditional use <br />permit for a concrete batch plant in 2006. It is zoned as Mining, and <br />conforms to all Park County regulations for these existing 'uses. <br />The subject parcel contains 59.50 acres, and is identified as Schedule # <br />46033, on the Park County Assessor's Office tax rolls. A recent site plan / <br />sketch are included in this package, and will visually outline the existing <br />structures / uses, and the proposed site for the temporary asphalt plant. <br />The subject parcel is located approximately 3 miles south east of Fairplay, <br />directly off of Hwy 9. It 'resides next door to the existing Park County Road <br />& Bridge gravel pit, (Ansley Pit). Ironically, this parcel has recently been <br />approved for these same and requested uses, by Park County, the property <br />owner, for use by a commercial aggregate company from Colorado <br />Springs. <br />
