Conditions:
Note that italicized conditions are those added or revised subsequent to Joint Planning
Commission (JPC) hearing. Condition "3" and "24" approved by the JPC addressed
similar issues and were combined into a single Condition "3."
1. Prior to commencement of construction for the project and issuance of the Class II
permit, construction plans shall be revised as follows: LPLUC 74-20
a. CR 213 Sheet 4: Eliminate over-write on note 15.
b. CR 213 Sheet 6: Change proposed slope easement from station 7+50 to
10+50 to a slope and drainage easement to accommodate the culvert pipe and
ditch.
c. CR 213 Sheets 8 & 9:
i. Cross sections for stations 4+00, 4+50, 8+00, 8+50, 10+50, and 11+00
have a 3:1 side slope, which is not a recoverable slope and conflicts with
the typical section. Slide slopes should be 4:1 within 8 feet of the roadway.
Revisions to the side slopes may require additional slope easements.
ii. Cross sections at 7+50 through 8+00 and 8+50 are not accurate due to the
intersection. Cross sections should be revised or add a note to refer to the
Gravel Pit access road plans.
d. Site Project Plans Sheet 4: 1. Per the County Code, all driveways shall have a
top grade level at least eight inches lower than the county roadway shoulder at
a point 15 feet back from the roadway shoulder. Profile needs to be revised.
e. Site Project Plans shall include detail for the water pump house and bore under
CR 213 or other construction method approved by County Public Works.
LPLUC 74-20.
f. Site Project Plans shall be updated to reflect any modification made in the
process of obtaining Colorado Division of Reclamation Mining and Safety
(DRMS) and Colorado Water Quality Control Division (WQCD) Colorado
Discharge Permit (CDPS) permits, as reflected in copies of those permits
provided to the Planning Department per Condition 3 below.
2. Prior to commencement of construction and issuance of the Class II permit, two
signed and stamped sets of construction drawings, drainage report and traffic study
shall be submitted. LPLUC 74-20, 74-91, 74-93, 74-95, 74-112 to 114
3.
