No activity had.taken place up tothat point and`no permits had been <br />acquired by the company.to- initiate the requested activities. <br />The property was zoned A-1, Agricultural (minimum 40 acres) Zone District on January <br />6, 1967 with the adoption of amendment to the Pueblo County Zoning Resolution. As <br />provided in Section 2 of the Pueblo County Zoning Resolution, no zoning permit shall <br />be issued fora use not specifically mentioned or described unless in the judgement of " <br />the County Zoning Administrator.orthe Pueblo County Planning Commission the <br />proposed. use. is similar to a use listed: The property has not been the subject of further <br />land. use action. <br />ZONING AND LAND USE <br />The property is zoned A-1, Agricultural (minimum 40 acres) Zone District as are the <br />surrounding lands. The, property is vacant rangeland with portions of it being leased for <br />grazing purposes (Exhibit 9). <br />A privately-owned ranch lies adjacent to the proposed activity on the easterly boundary <br />of the SUP. _Severa*l residences are located north of the proposed special use along - <br />the St Charles River and accessed from Lime Road. A number of ranches and single- <br />family homes lie within 1 mile of the proposed special use on all sides of the outer <br />boundary. <br />FIRE- PROTECTION <br />The facility is not within the boundaries of any organized -fire protection district. The <br />property is within the area of the Pueblo Emergency Response -earns, who are <br />dispatched to fight gratsland and range fires, but not structural .gyres. <br />WATER - <br />The applicant indicates the facility will be served by water wells located near the plant <br />site. The quantity of water required for plant/office and other uses is projected to be <br />approximately 150-acre feet per year. The applicant submitted two well permit <br />applications (Nos. 49219F and 49218F). Well Permit No. 49219F was authorized and <br />extended for its drilling period until November 21, 1.999.
