<br />THIS DEED, made this 8" day of November, 2005 between ROBERT G. DEAKINS a/k/a ROBERT
<br />GLEN DEAKINS and KATHERINE DEAKINS Grantor, and WAGNER RANCHES, LLC, a Colorado
<br />limited liability company, whose legal address is: 6400 East Highway 40, Craig, CO 81625, of the County
<br />of Moffat and State of Colorado, Grantee:
<br />WITNESS, that the Grantors, for and in consideration of the sum of TEN and NO/100 DOLLARS
<br />($10.00), and other good and valuable consideration, the receipt and sufficiency of which is hereby

<br />methane, helium, nitrogen, and all substances produced in
<br />association from coal bearing formations or elsewhere, uranium,
<br />gold, silver, and any and all other precious metals and any and all
<br />other minerals of every kind and character (whether similar or
<br />dissimilar to said named minerals) and any and all mineral rights,
<br />w royalty interests, and interests of every kind and character,

<br />and profits thereof, and all the estate, right, title, interest, claim and demand whatsoever of the Grantors,
<br />either in law or equity, of, in and to the above bargained premises, with the hereditaments and appurtenances.
