2.0 REVIEW CRITERIA <br />The proposed mining operation complies with the review criteria for the following <br />reasons: <br />• The Project will not adversely affect wildlife or wetlands <br />• Natural hazards on the site, including flood plains, will not adversely affect <br />the proposed use. No stockpiling or filling will occur in the floodplain. This <br />project will gain approval by the Larimer County floodplain review board. <br />• The proposed use will be compatible with existing and allowed uses in the <br />surrounding area and take mitigation measure to be in harmony with the <br />neighborhood. <br />• The gravel pit operation is in accordance with the Larimer County Master <br />Plan due to the fact that the gravel resource is an F1 resource and there <br />are no environmental resources occurring within the proposed pit <br />boundaries. <br />• The proposed use will not exceed air and water quality standards. No air <br />or water quality impacts are expected to occur. No odor is associated with - <br />gravel mining. <br />• The proposed use will not ultimately adversely affect property values in <br />the area affected by mining because the permit area will be reclaimed <br />after use.- _. - - - -_ - - -_ - - - - -- - - - <br />• There are no special places of Larimer County located near the proposed <br />site. <br />• The proposed use will comply with all requirements of this code and all <br />applicable county, state or federal regulations. <br />Stroh Pit USR Application <br />Page 3 of 23 <br />
