5. Brighton Road (C.R. 3)1 and abutting residential, commercial and
agricultural properties (including a large Petrocco Farms parcel east of the
southern end of the proposed expansion);
6. The Spier property, an inholding property within the southernmost
proposed expansion property;
7. Platte River Farms ranch/pasture land and ski lake to the southwest
8. Existing Ready Mixed Aggregate's "Ready Mixed Pit No. 1 "(M-1985-
017) to the north of Platte River Farms (proposed to be incorporated into
the Bromley Lakes Pit permit by this Amendment No. 2); and
9. The South Platte River along the west side of the existing permitted area.
Figure C2 is based on a recent aerial photograph of the site that readily portrays
existing site conditions. Figure C3 is a detailed topographic base map included to provide
pre-mining topography of the area. The base map topography is in sufficient detail (two-
ft contour intervals) to portray the direction and rate of slope of the affected land and was
derived from a recent aerial survey and converted into an electronic file. Also shown on
Figure C3 are the names also and locations of creeks, roads, selected buildings and oil
and gas wells. Utilities were mapped specifically for this application for the expansion
area and are shown on Figure C3. Figure C4 shows Federal Emergency Management
Agency (FEMA) floodway and floodplain water information. Figure C5 presents USDA
soils information.
The available base topography was used to develop the Mining Plan and
Reclamation Plan Maps in Exhibits D and F, respectively. The ground surface ranges
from approximately El. 4,981 ft to El. 5,005 ft and generally slopes gently to the north
and northwest towards the South Platte River.
The total area to be involved in the amended operation, including mined areas and
areas of ancillary operations comprise approximately 287.8 acres, more or less. Of the
entire approximately 287.8 acres, more or less, that will comprise the proposed new
permitted area, approximately 172.5 acres comprise the existing permitted area, 36.1
acres comprise existing reclaimed Ready Mixed Pit No. 1, and approximately 77.0 acres
comprise the new expansion. Current land use within the expansion area is primarily non-
irrigated rangeland and irrigated cropland with rental tenants living in two of the old
15
