• RESIDENTIAL LAND USE POLICIES:
i. Preserve existing residential character.
Not applicable.
2. Encourage needed residential development,
Not applicable.
3. Encourage residential development near existing residential
areas.
Not applicable.
4. Prevent subjecting residential use to undue noise, duet,
fumes, et.al.
Possible conflict. The ambient dust and noise impacts will
not increase above that which is related to the existing operation.
However, there are occasional complaints related to truck hauling
on Highway 133, as noted during previous application reviews.
Colorado Division of Minerals and Geology has noted that aerial
photos do not show additional material falling off mine hauling
• trucks. The Division states that the majority of material on the
road is associated with the sanding operations on the Highway. The
Division makes monthly visits to the mine, and if material is noted
on the Highway, the mine is responsible for cleaning the road
surface.
PINDINGB:
-- There will be minor impacts to adjacent lands as a result
of this land use.
-- There will be no change in the surface operations or the
amount of output from the existing operation. The duration of the
operation will increase.
-- The Colorado Division of Minerals and Geology has noted
that the surface area for additional mining may be in an ancient
landslide area. Monitoring the slope profile may be required if it
is determined to be necessary by the CDMG.
-- In the past, citizens in the area have complained about
material falling off haul trucks that use Highway 133. However,
the Colorado Division of Minerals and Geology does not feel there
is an impact related to mine operations.
•
5
