<br />To Whom It May Concern;:
<br />Due to the negative impact of the above proposal, we are writing this letter as
<br />concerned property owners which adjoin the eastside of the proposed Mud Creek
<br />Gravel Site (property owned by Casey and Yvonne McClellan and to be run by McStone
<br />Aggregates, LLC.)
<br />Having read through the Permit Application for Commercial or Industrial Uses and
<br />Project Narrative. submitted by McStone Aggregates, LLC, dated April 12, 2807, we
<br />would like to point out just a few of our major.concerns which will impact us as single-
<br />resident.property owners adjacent to, and east of, the proposed site.
<br />From a nuisance standpoint, our concerns are no. 25 - Noise, no, 27 - Odors and no.
<br />28 - Dust. Smoke and Particulate from the Project Narrative, all of which are certain to
<br />create discomfort and annoyance. From a property value standpoint, we will certainly
<br />experience loss of value, as I approximate the proposed site(s) to be withih 600 ft. to
<br />1,200 ft. from our residence(s); and, for which, in addition to the aforementioned
<br />nuisance factors, little to;'no vegetation exists to buffer the noise or protect the
<br />,immediate or greater viewscape_ For instance, last year, we experienced discomfort
<br />and annoyance vis-A-vis'excessive noise, toxic odors and dust from the existing Noland
<br />Pit which lies adjacent to and west of the proposed site, and I estimate some several
<br />thousand feet more distant from our residence(s) than the McClellan site, In short, our
<br />residence(s) are a mere 100 ft. frorn the McClellan property line and an estimated 600
<br />ft, to 1,200 ft, from the proposed site of the activities!
<br />In addition, page 2, paragraph 2 of Project Narrative states "[t]he location on US 160
<br />where the pit entrance is located provides a good, safe and direct access onto the state
<br />highway..." We disagree. Within a 0,8 mile stretch on US Hwy 160 that would include
<br />this entrance, which is a 2-lane road and a posted 65MPH speed limit, there is also a
<br />dual entrancelexit for the Mud Creek Hogan Trading Post, a private driveway to a
<br />residence and entrancelexit for the Noland Gravel Pit. According to an article in the
<br />Durango Herald dated October 27, 2006, "..In 2004,_ from milepost 40 to mile post 81
<br />Ort Highway 150 between Durango and Cortez...the avenge daily traffic on that stretch
<br />afroad is 6,293 vehicles." At a minimum, we believe there should be an acceleratiQn
<br />/deceleration lane into the pit entrance for the truckinglhauling of aggregate products.
