Limited sand and gravel mining east of the existing processing area. <br />The Rockin' WP-North parcel is an integral part of this Comprehensive Plar. It will be <br />in use throughout the life of Western Mobile's Lyons operation. <br />3. The third application is a subdivision exemption in order to create separate: parcels <br />for the Weng and Bartley homesites. <br />The site analysis and reclamation concept plan identified three areas that leave <br />potential for future development, including the following: <br />a. The southwest corner of Rockin' WP-South <br />b. The southeast corner of Rockin' WP-South <br />c. The north end of Rockin' WP-North, between Highway 66 and the tailroad <br />Due to the company's ongoing discussions with Boulder County Open Space, Westem <br />Mobile wishes to maintain the greatest degree of flexibility in terms of the future <br />development potential of the company's property. Therefore, this comprehensive plan <br />submittal package does not contain any specific applications for development of these <br />areas (i.e., NUPUD, TDR). <br />Conclusion <br />For more than five years, V6'estern Mobile has explored [he idea of developing a master <br />plan for its St. Vrain sand and gravel reserves. Such a plan would be used trot only to <br />protect the largest single alluvial sand and gravel deposit remaining in Boulder County, <br />but also to integrate the other resources of the area in order to produce a comprehensive <br />plan that would protect the St. Vrain River corridor, create significant wildli:~e habitat <br />through the reclamation of reined land, preserve important open space areas, and <br />Westem Mobile Lyons -Comprehensive Plan 2-6 <br />
