it <br /> <br />4. East Plant -The East Plant parcel is located east of the cement plant. The <br />groperty is bounded by the St. Vrain River on the north, Southwest Portland's <br />cement plant and access road on the west, tl~e Smead ditch on the south, and the <br />Rockin' WP parcels on the east. The property contains approximately 226 <br />acres and is zoned "A" agricultural. The property is currently used to pasture <br />livestock. Of the 226 acres that comgrise the "East Plant" parcel. Western <br />Mobile owns 137 acres contiguous [o the Rockin' WP parcels and leases the <br />remaining acreage from Southwest Portland. The east plant parcel will be [he <br />second phase of mining under this plan. <br />5. Rockin' VVP-South -The Rockin' WP-South pazcel contains approximately 208 <br />acres and is bounded by Hygiene Road on the south, Nonh 61st Street on the <br />east, and the south branch of the St. Vrain on the north. The property is zoned <br />"A" agricultural and is currently used for pasture. Rockin' \VP-South will be <br />the last mining phase under Westem Mobile's comprehensive mining plan. <br />This parcel is owned by Westem Mobile. <br />Planning Ap~oach <br />A comprehensive planning approach was used in order to develop a mining and <br />reclamation plan that could integrate a number of important elements, including: <br />1 . The site's regional context <br />2. Present land uses <br />3. River corridor prese~~ation <br />4. Boulder County Comp Plan and open space goals and objectives <br />5. Aggregate resource development potential <br />6. Reclamation opportunities <br />7. Post-[Wining land uses. <br />In addi[ion,the planning process also considered a variety of specific factors associated <br />with the site, including water resources, wildlife habitat, adjacent land uses, visibility, <br />open space, flora and fauna, and past mining and recl:unation activities. <br />The goal is to create a comprehensive plan [hat will: <br />Westem Mobile Lyons -Comprehensive Plan 2-3 <br />
