Ms. Richael Michels
Larimer County Planning Division
June 20, 1995
Page 10
The westem edge of the permit follows a segment of a Box Elder Ditch lateral
(Arthur Lateral). No mining will occur within 100 feet to the Arthur Lateral.
Connell will construct an access road across the Arthur Latera] on the northwest side
of the property. Permission from the Box Elder Ditch Company will be obtained
prior to any construction activity.
' The Fossil Creek Inlet Ditch is located west of the western edge of the permit
boundary. It will not be affected by the mining activity.
There aze some wetlands (.55 acres) on the property that have evolved over the yeazs
from the imgated farming. Connell has obtained permission from the Army Corps
Engineers to disturb these wetlands (see Attachment I).
11. Land uses within 500 feet. The land in and azound the site is zoned FA-1. The
current use of this site is for imgated crop growth. The land azound the site is and
has in the past been used for sand and gravel mining. Fort Collins Sand and Gravel
has an active mining operation directly [o the south of the Wellington Pit site.
Directly to the north is land that was mined by Western Mobile.
' 12. Existing/Proposed access to nearest public road. Material hauled off-site will use
one of two points, County Road #7 or County Road #36. Trucks leaving the property
at the County Road #7 will travel north to the Harmony Road intersection. While
trucks leaving the property at County Road #36 will head east, then north on the
frontage road, then enter I-25. The distribution of use of this two access points will
be dependent on the location of the job.
At the present time Connell uses Harmony Road as its primary access/exit point at
' the Stute Pit operation. Harmony is a well traveled road since it is one of the main
entryways into the City of Fort Collins. The access point on County Road #36 will
help reduce the amount of truck traffic on Harmony Road.

CJ
