Banks and Gesso. LLC
' operations along the South Platte River. Mining and reclamation to a water
storage reservoir can be made to conform to this Comprehensive Plan
' recommendation.
Traffic from this proposed operation will access onto Old Brighton Road (at
approximately 120th Sit.) and 90% of the traffic will travel south on Old Brighton
Road, with 10% traveling north. A traffic impact analysis is included with this
Conditional Use Perrrtit.
' Th
h
h
hi
i
i
e properly t
e subject of t
t application was histor
at is t
s perm
cally used for
an aerial spraying business (Speer Flying Service Inc.). The property contains a
' gravel landing strip, hangar, residence and storage sheds. The aerial spraying
business stored and trandled pesticides and herbicides for agricultural
applications. As a result of this activity the potential for soil and ground water
t contamination exists in the area around the buildings. The applicant is aware of
this situation, has initiated an extensive investigation including soil and water
sampling and analysi:~, and is committed to remedial action if that is required.
' Any remedial action will be coordinated with CDPHE. Soil or ground water that is
contaminated above accepted State standards will not be disturbed by mining
activity until such time as appropriate remediation has taken place.
'
ASCI
s property is in stn historic and current gravel mining area. This project
provides an excellent opportunity to improve the bank of the South Platte River,
' clean up a potential environmental problem that no one else is proposing to clean
up and which was and not caused by the applicant, and create an amenity for the
area in the ultimate creation of a landscaped water storage reservoir.

1
1

' Speer Mining Resource 2 99035
' Asphalt Specialties Company, Inc February, 2000
