Rezoning A-3 to A-1 for a new 2.5 acre lot <br />2. Conditional Use Permit To mine sand and gravel <br />3. Final Plat To create one new 2.5 acre lot <br />PROJECT DESCRIPTION <br />Rezoning. <br />The proposed Rezoning application addresses the creation of the new 2.5-acre <br />parcel. The current zoning of the property is listed as A-3. However, since the <br />Final Plat will create a parcel smaller in size than what is typically allowed in A-3 <br />zoning, the new parcel will need to be rezoned. The A-1 zoning allows for a <br />parcel of the size proposed to be created by the Final Plat and maintain <br />consistency of zoning in the surrounding area. <br />Conditional Use. <br />Mobile Premix Concrete, Inc. is proposing to use a 52-acre parcel of land in <br />unincorporated Adams County to mine sand and gravel and process the <br />aggregate material recovered from the site. The property will be reclaimed as a <br />lined water storage reservoir. The site is located on the northwest comer of <br />Brighton Road and 124"' Avenue. The Conditional Use Permit will cover the <br />mining and processing aspects of the project. The proposed mine will operate <br />for approximately three to eight years. <br />Final Plat. <br />The Applicant is also requesting plat approval to create a separate 2.5-acre <br />parcel from lot 3 that will be separate from the rest of the mining property. The <br />new parcel will be located in the southern portion of the property and will serve <br />as a buffer to the Brighton Road intersection. The Final Plat application will <br />cover the creation of the new 2.5-acre lot. <br />Accessory Uses <br />1. Truck and mining equipment storage and vehicle parking. <br />Proposed Structures <br />The only new structures proposed onsite consist of a portable office and scale <br />house trailers. No new permanent buildings are being proposed. There are no <br />existing occupied buildings on the property. The property has been historically <br />used for agriculture and livestock storage.
