Rip rap will also be placed in the flood plain area of Coal Creek, if <br />' necessary, to protect Picadilly Road. Over the years, however, flows <br />' from upstream will continue to produce deposition of sand into the <br />excavation area. <br />Proposed Land Uses <br />' Upon cessation of the operation, proposed uses of the Land, in <br />addition to the flood plain requirement, are primarily recreational and <br />' meet with the concurrance of the landowner. Along the south and west <br />' portions of the excavation area and within the washing plant area are <br />willow trees and several Large cottonwood trees in good condition; these <br />t trees will not be disturbed during the operation and will serve as the <br />primary attraction for a picnic area in the northwest corner and a wild- <br />' life area in the southwest corner of the site. The area along the east <br />side of the property will be managed as a horse pasture, with a perimeter <br />bridle path being available around the entire site. <br />The proposed uses are compatible with the various federal, state, <br />and local land use plans and programs, namely the Comprehensive Plan <br />' for Land Use by the City of Aurora, the Air Installation Compatible Use <br />' Zone (AICUZ) Study for Buckley Air National Guard Base, the Arapahoe <br />County Master Plan, and the Denver Regional Council of Governments' <br />' report on "Specification of Environmentally Significant Areas in the Denver <br />' Region". The uses should also enhance the utility of the City of Aurora <br />park which is contiguous on the west. <br />' Reclamation Performance <br />' The reclamation process will commence when the sand has been <br />removed from the first tract and will be performed on a continuing basis <br />1 <br />
