The 45+ acres is located along West
Bijou Creek, where sand has deposited. The ~}5+ acre area is part
of a larger 1ti0± acre property owned by the applicant. The permit
area has no strt~ctt~res on it, although there is a barn a 1/~4± mile
to the west located on the same property.
The material would be exported for use in foundation bacl:fill
projects, and County or State Hid}tway pro.iects in the area. There
is also the possibly the material could be used in the construction
of the two airports to the west (Denver International and Front
Range). Since export of material off of the property is involved,
County land-use approvals are necessary as in a MLRB permit.
Existing Site Descrivtion
The site is located i+_ miles north of Byers, 5± miles north of the
li.S. 36 (County line), and 1/-F~ mile west of the Count} road i;nown
as Calhoun-Byers Mile Road.
The site is a fairl~• level ene, except for the ;irac. area created b~'
the intermittent flowins of West Bi.iou Creek which traverses the
proposed permit area. the total elevation fall over the disr.ance
of the site 11/8+ mile east-west x 1/'~+ mile north south) is
approximately 15+ feet. The site is located in the draw which has
been formed by the Creek and is not easily visible from the County
Road.
The permit area itself can be divided into three basic areas:
1. The south 100' is where a 30' access road from the County road
traverses the permit area and previo~.~s excavation has been
undertaken. The area mined for sand in the past was prior to
permits being required, and for uses on the property recently,
For instance, sand from the excavation area was used as
foundation fill for the barn structure on other portions of
the property. This access road will rem:3in after excavation
to provide access to the western portion of the property where
the barn is located.
'L. The second basic area of the permit area, is the bare usually
dry West Bi.tou Creek channel area approximately 100' wide,
which traverses the permit area from south to north. The
channel is a dry- creek bed which onl~• runs after upstream
storm events, usually in the springy and early- summer. There is
no topsoil and the surface is predominantly bare sand with
little if any veaetat.ion, except t'or some volunteer cottonwood
trees along the edges.
