Land Characteristics <br />CIVIL iN61Nii111N6 <br />UND SU0.YC`tW6 <br />The land included in this report consists of the Northwest one- <br />quarter of Section 14, Township 1 South, Range 67 Weat, a part of the <br />Northeast one-quarter of Section 14 and a contributing urea fn Section <br />15, Township 1 South, Range 67 West all in Adams County, Colorado. The <br />land lying Waat of the Riverdale Road in the Northwest one-quarter of <br />Section 14 and in Section 15 rises from the South Platte River bed at <br />Elevation 4975 to Elevation 5150 on the High Bluffs about a mile Weat <br />of the river. <br />The high land went of Riverdale Road is relatively rough with steep <br />slopes forming bluffs overlooking the Platte River Valley and with large <br />natural drainage q ulleys formed by storm waters flowing from the high <br />lands to the South Platte River. <br />There is no sign of severe errorion on the higher land and the <br />flrninage qulleys have become stable drainage ways with uniform slopes <br />along the flow lines and over the banks. <br />The area lying above the South Platte River bed is dry with only <br />the annual rainfall to support any plant growth. The land is supporting <br />some cover of dry l and grass and some cactus. <br />2. Land Use <br />Thy owner is requesting a change in zoning from A-1•and F-C to <br />t4-C 3A order,to allow the mining of aggregates lrom the land. <br />
