Any additional rights or title in or to the Land which __ <br />• Lessor may acquire after the Lease Date shall become, without <br />further action of the parties or additional consideration, part <br />of the leasehold estate. <br />With respect to the coal on or under the Land, Lessor does <br />not warrant title to any interest in the coal, but Lessor leases <br />and quitclaims to Lessee all right, title and interest, if any, <br />that Lessor may have in such coal. <br />5. Pre-Minina Uses. Lessor may use the surface of the <br />Land for agricultural purposes until Lessee elects to exercise <br />its rights stated above. Lessee shall have the right to conduct <br />exploration activities, surveys and environmental studies on the <br />Land without prior notice to Lessor, provided such activities are <br />• not unreasonably disruptive to any then existing or future agri- <br />cultural uses. However, before commencing any operations or <br />activities which may involve substantial surface disturbance or <br />in Lessee's determination require exclusive possession of all or <br />part of the Land, Lessee shall provide Lessor 30 days' notice <br />before commencing such activities or operations and Lessor may <br />remove from the Land, at Lessor's expense, any buildings, struc- <br />tures or other personal property of Lessor which will, in Les- <br />see's opinion, interfere with Lessee's exercise of its rights <br />under this Lease. If Lessor fails to remove such property within <br />this 30 day period, Lessee may, at its expense but without any <br />liability to Lessor, remove or destroy such property. <br />6.
