1.3.4 This resolution is not intended to abrogate or annul any <br />building permits, certificates of occupancy, variances or other <br />lawful permit issued before the effective date of this resolution; or <br />any easement, covenants or other private agreement. <br />1.4 General Application <br />1.4.1 Except as otherwise provided in this resolution, no building, <br />structure or land shall hereafter be used or occupied, and no <br />building or structure or part thereof shall hereafter be erected, <br />constructed, moved or altered unless in conformity with all the <br />regulations applicable to the district in which it is located. <br />1.4.2 No building or other structure shall hereafter be erected or <br />altered to exceed the height, to accommodate or house a greater <br />density, or to have narrower or smaller open space, lot area, lot <br />width, or yards, or less off-street parking space than required by <br />the provisions of this resolution. <br />1.4.3 No part of a lot area, lot width, open space, off-street <br />parking area or yard required about or in connection with any <br />building for the purpose of complying with this resolution shall be <br />included as part of a lot area, lot width, open space, off-street <br />parking area or yard similarly required for any other building or <br />use. <br />1.4.4 Area minimum lot size in all zoning districts shall not apply <br />to single tracts or single parcels of land less than said minimum lot <br />size of record as of September 1, 1972, it being the specific intent <br />and purpose that owners of single tracts and parcels not be <br />deprived of the ability to utilize said tracts and parcels solely by <br />virtue of the area requirement contained therein.
