SECTION II: RESIDENTIAL DISTRICT <br />2.1 Classification of Residential Districts <br />Residential districts are divided into four classifications: <br />2.1.1 R-E, Estate. <br />2.1.2 R-1, Single-Family. <br />2.1.3 R-2, Duplexes and Triplexes. <br />2.1.4 R-3, Multi-Family. <br />2.2 Classifications Defined <br />2.2.1 R-E Estate. Permitted uses include: <br />2.2.1.1 Asingle-family dwelling. <br />2.2.1.2 A guest or caretaker dwelling, may be attached <br />to or detached from the principal dwelling unit with the <br />following conditions: <br />2.2.1.2.1 Parcel must be greater than 7 acres. <br />2.2.1.2.2Maximum size shall not exceed 850 square <br />feet. <br />2.2.1.2.3 Minimum setbacks from all property lines <br />must be 100 feet; or, 120 feet from the center line of <br />any roads. <br />2.2.1.2.4 RE lands with a care taker home are not <br />eligible for future exemptions from subdivision <br />regulation. <br />2.2.1.2.5 Allowable occupants of a care taker house <br />shall be a function of the occupancy level of the main <br />house as follows: <br />Gilpin County Zoning Regulations 42 <br />
