Covenant of quiet enjoyment. <br />Lessor agrees to hold Lessee harmless from the claims of any and all <br />ot}ier parties claimning right or title to said premises. <br />4. Access and stockpiling. <br />Lessee's access, ingress and egress to the leased premises shall <br />1 <br />be limited to a 60 foot wide roadway previously constructed, and known as <br />the "haul road" , to be maintained at Lessee's sole cost and expense, which <br />shall be deemed an easement appurtenant to the leased premises, anti which <br />shall terminate upon termination of the Lease. A scale house and office may be <br />located by Lessee within said easement. Lessee agrees to keep the area in a <br />neat, safe and workmanlike condition. The haul road. shall be paved and main- <br />tained in good condition and trash removed by Lessee, Lessor may cse said <br />road and neither party shall block the other's use thereof. <br />It is further understood that the materials produced from tine leased <br />i. <br />;'; premises may be stockpiled therein without additional payment to the Lessor <br />and, if the Lessee should stop operating, the title to all manufactured materials <br />shall remain in the name of the Lessee until termination of the Lease, when the <br />same shall become the property of Lessor. The Lessee agrees to comi~ly with <br />all County, State and Federal Regulations in the conduct of its business on the <br />Leased Premises. <br />Lessee agrees to keep, save and hold Lessor harmless from all claims, <br />demands, actions, and causes of action arising from, through, out of, or asso- <br />ciated with Lessee's operations and to defend Lessor from such claims. Lessee <br />shall post the premises as required by law, and shall keep the premises free <br />of liens for indebtedness of Lessee. <br />-3- <br />~i <br />
