3. Economically, it must be presumed that land values in the <br /> immediate area would decrease. Prospective residents would no longer care <br /> to purchase property adjoining this type of land mining operation. <br /> 4. The county could stand to lose revenue in taxes. We <br /> feel the possible increase from the taxes of the mining operation would <br /> not offset the loss of revenue from the surrounding areas which would not <br /> attract residential construction, and would remain undeveloped. If resi- <br /> dences were built in the area the taxes gained from this construction would <br /> be significantly more than those received from the mining operation and <br /> the undeveloped land. <br /> 5. The increased heavily-laden truck traffic created by the <br /> mining operation would cause an augmentation of county road maintenance. <br /> 6.Increased truck traffic would presuppose an increase in <br /> r <br /> traffic accidents. <br /> 7. We do not feel that the building requirements in the <br /> general locale of Shaffers Crossing would warrant the need for this type <br /> of operation. <br /> 8. We feel any area in this mainly residential location <br /> should not be changed to commercial zoning. A quarry operation is not <br /> needed on a main coast-to-coast highway. It would be an eyesore and <br /> detract from the scenic view. It certainly would not be helpful in <br /> promoting tourism in beautiful Colorado. <br /> 9.Another problem the issuance of this pekmfit would cause <br /> us is the loss of an adequate entrance to our property. Previously, we <br /> have been entering our property by means of the old county road which is <br /> adjacent to Highway 285 and passes through the proposed quarry site. If <br /> a permit is issued it is imperative that we retain access to our property. <br /> 10. We have a considerable investment in our 40+ acres <br /> contiguous to the proposed land mine. We have owned it since November 1955• <br /> Should the permit be issued we will have considerable difficulty in selling <br /> it. And sell we must. We bought the property expecting to retire upon it, <br /> but our ages and health have decreed otherwise. We must live at a lower <br /> altitude. The mining operation will decrease the value of our land and <br /> will hurt us financially at the time we most need it, since we are net <br /> retired and on limited income. We have had the property on the market for <br /> sale for approximately a year. It has not sold and the issuance of the <br /> mining permit will insure that we will have much more difficulty in selling it. <br /> We respectfully request that our objections for denying this <br /> rezoning request be carefully considered and hope that your Board will deny <br /> the petition.
