<br />excavations, openings, ditches, drainages, roads and other improvements upon said Leased Premises <br />which are or will become necessary or suitable for the mining and removing of clay from said <br />Leased Premises. <br />2. Term <br />The term of the lease granted by Lessor to Lessee pursuant to this agreement <br />shall be for a period of one year commencing the day immediately before the day Lessee is legally <br />authorized by regulatory permits issued by Douglas County, the State of Colorado and other <br />governmental agencies to commence actual mining operations on the Leased Premises and this <br />Lease shall continue thereafter on a year to year basis without any further action on the part of <br />Lessor or Lessee, except as specifically required in this lease. Provided, however, in any event this <br />lease shall terminate no later than ten years after actual mining operations commence on tfie Leased <br />Premises. <br />3. Said easement shall continue in effect <br />uninterrupted during the term of the lease granted herein and thereafter until all reclamation work <br />required by law is complete and all bonds or other forms of security provided by the Lessee to insure <br />the completion of such reclamation work are released or returned to Lessee.
