This lease may be terminated by either of the parties hereto, upon sixty <br />( 60 ) days notice in writing to the other of intention so to do. <br />11. Tenant, in accepting this lease, agrees to pay all taxes of any kind which <br />may be levied against the property herein leased. <br />12. (a) Access conditions will be same as previous. <br />(b) Repair of improvements will be by the Tenant. <br />(c) Payment of utilities will be by the Tenant. <br />13. The Tenant, for itself, its successors in interest and assigns, as a parC of <br />the consideration hereof, does hereby covenant and agree, as a covenant running with <br />the land: <br />(a) That no person shall, on the grounds of race, color, creed, sex, religion <br />age, national origin, marital status, mental or physical impairment, etc. be ex- <br />cluded from participation in, be denied the benefits of, or be othercaise subjected <br />to discrimination in the use of any facilities that may be developed on the leased <br />premises; <br />(b) Tliat in connection with the construction of any improvements on said <br />premises, and the furnishing of services thereon, no discrimination shall be <br />practiced in the selection of employees and contractors, by contractors in the <br />selection and retention of first-tier subcontractors, and by first-tier subcon- <br />tractors in the selection and retention of second-tier subcontractors; <br />(c) That such discrimination shall not be practiced against the public in its <br />access to and use of the facilities and services provided on the leased premises; <br />and <br />(d) That the Tenant shall use the premises in compliance with all other <br />requirements imposed pursuant to Title 15, Code of Federal Pegulations, Commerce <br />and Foreign Trade, Subtitle A, Office of the Secretary of Commerce, Part 8 <br />(15 C.F.R., Part 8), and as said Regulations may be amended. <br />14. Violation of any of the covenants and conditions herein contained shall at <br />the option of the Lessor, constitute a breach of this agreement, and in any such <br />event, the Lessor may without notice, repossess the leased premises and declare a <br />forfeiture of all of Tenant's rights hereunder.
