Thank you for the opportunity to comment on [he application. <br />We understand that [he proposed gravel pit has an expected life span of 20-30 years, with approximately 6 <br />million cubic feet of sand and ~i avel resource to be extracted from 144 acres of the Zi I acre Schmidt <br />Ranch property. We also understand that in addition to the resource extinction, that crushing, washing, and <br />asphalt anti concrete plants are proposed as on site activities. We understand that the excavation will result <br />in a 30-40 foot deep hold alonu thz edge of the raih~oad right-of-way that may leave the property <br />marginally devzlopable in the future, or will a[ least severely constrain possible future land uses. <br />Both the Gypsum Town Council and the Gypsum Planning Commission feel strongly that Roarine <br />Fork Resources should be required to complete the reclamation of the Nottineham Pit before thev <br />are allowed to begin work on the Schmidt Ranch nronerty. Also, this applicant should beheld to the <br />same high standards that were applied to the recently approved B & 13 pit at Carol Ann Schmidt's <br />property. This would irch!da at leas! rhn fnhpwino• <br />~ • Accel/decel and left turn in lanes shall be provided on Highway 6. <br />vC Benning and landscaping shall be provided alon, Highway 6 so that the operation is effectively <br />screened from view. <br />,..- • The operation should not be allowed to tom into a junk yard or a contractor equipment storage and <br />staging area to support off site operations by Raring Fork or other contractors. There is a concern that <br />the operation will turn into something similar to what happened at [he B & B pit in Edwards, with <br />large numbers of dieszl trucks and equipment starting up every morning and combining with the <br />asphalt and concrete plants emissions to create a serious air pollution problem. <br />_ • The operation shall provide state-of-the-art, environmental mitigation equipment and technique to <br />minimize impacts to air antl water resources. This should include air pollution monitoring equipment <br />mtd pollution camul lechnulogy on the asphalt mId the concrete plants, fuel spill containment <br />facilities, settling ponds to remove sih prior to discharge of wash water, stormwater control measures, <br />2IC. <br />
