The potential of the area to support uses <br />other than grassland or woodland type land uses, is highly unlikely. <br />Poor access from the existing highway structure and more populated <br />areas to the East and North make the area undesirable for housing <br />or other development.. In addition, lack of ground water and <br />surface water minimize the possibility that a higher land use such <br />as integrated crop land or housing developments could be possible. <br />The damage caused by previous mining further reduces the possible <br />uses of the land. <br />However, because of the area's mild climate, potential remains that <br />the mine area may be utilized for retirement type developments. <br />Currently, numerous retired people live within the Canon City area. <br />However, it is unlikely that this area will be utilized prior to <br />the other vast areas available adjacent to the Canon City area. <br />Poor access makes the region less desireable than areas closer to <br />• the Arkansas River to the North. <br />Recreational opportunities within the mine plan area, particularly <br />for hunting, could be a possibility because the area is adjacent to <br />the foothills of the National Forest to the West. Although it is <br />unsafe to hunt in the mine area while mining is going on, the post- <br />mining land use may support hunting. It would be anticipated, <br />however, that the vast majority of the recreation type would take <br />place in the National Forest and mountainous areas West of the <br />permit area. <br />Previous Mining. As mentioned throughout this Permit Application, <br />the proposed permit area has been mined by bath surface and under- <br />ground methods for the last 50 to 60 years. Information which <br />is available on these old abandoned mines is scarce. <br /> <br />2.04-4 <br />
