Nix Sand and Gravel Mine -Fact Sheet <br />Issue: <br />Plant location as currently proposed would not be properly screened and will <br />create noise and dust problems for neighbors and adversely affect the wetlands <br />to the south of the property. A large berm is needed. <br />Response: <br />Due to pre-arranged payment and contract obligations, Owens Bros. Concrete <br />will not own the property consisting of Stage I Mine Area 5, or any of the area in <br />Stage II at the time we hope to begin mining on the Nix property. This <br />unfortunately limits the areas we will be able to locate our plant at the onset of <br />operations. However, as a result of neighbor and community comments <br />received, we will relocate the processing plant site to the northwest corner of <br />Mine Area 1. This location is more centrally located within the entire site and <br />would be farther from adjacent roads and property owners to the south. <br />Placement of the plant in this area would also be closer to the Varra operation <br />and will enable us to use the natural rise in topography on the property as an <br />aide in screening the plant from view of surrounding roads and properties. This <br />location will also help keep noise and dust related to the processing plant <br />confined to the center of the property and away from neighboring properties and <br />the wetlands. Berms will also be strategically placed around the perimeter of the <br />plant site to help reduce noise, dust pollution and visual impacts. <br />Issue: <br />Access point and truck traffic on Weld County Road 28. <br />Response: <br />We propose to relocate the entrance to the site to a point on Weld County Road <br />19, midway between State Highway 66 and Weld County Road 28. We do not <br />feel that utilizing an access point directly onto State Highway 66 at the north end <br />of the site is a viable option. The Varra operation already generates a lot of truck <br />traffic on that road and the Kurtz Ranch Sand and Gravel Mine, which is located <br />directly to the north of the Nix property, will have its access point onto State <br />Highway 66 directly across the street from the Varra Pit if approved.
