At its sole expense, the Company shall purchase and provide Lessor <br />with a certificate evidencing the same and shall maintain at all times at least the following insurance <br />protection covering all parties hereto in connection with all activities conducted pursuant to this <br />Lease: <br />The Company agrees that any independent contractor working in connection with the Property shall <br />have on file a certificate of insurance have similar and adequate insurance in full force and effect. <br />10. Ownershia. Lessor warrants title to the Property as described in Exhibit A <br />and to the stone, sand and gravel and other Materials contained therein as against all adverse claims <br />whatsoever to such title. If the Company determines that Lessor's title to the Property and sand and <br />gravel is not good and marketable, the Company shall so notify Lessor in writing, in which case <br />Lessor may correct the specified title defects. Lessor represents and warrants that, except as <br />described in Section 1, above, there are no leases, tenancies or other encumbrances, liens or <br />agreements affecting the Property.
