<br /> <br /> <br />1 <br /> <br /> <br />' T <br />1~ <br />s <br />1 <br />I , <br />1 <br /> <br />i~ <br />(a) that the proposed use wii'I not rosult in an over-intensive <br />use of the land; <br />(b) iirat the proposed use will not result in undue traffic con- <br />gestion or traffic hazards; <br />(c) that an adequate water supply is availab]e for the proposed use; <br />(d) that detrimental conditions will not result due to development <br />on excessive slopes; <br />(e) t~iat the proposed use will not create water, air, noise, or <br />visual pollution; <br />(f) that the soil and drainage conditions are of a sufficiently <br />stable nature as to support development including whatever <br />disposal treatment is utilized; <br />(g) that fire hazards will not be created or increased without <br />provisions being made to correct this situation; <br />(h) thai no other adverse conditions are created by a use of the <br />land ~rihich is inappropriate or beyond its capability; and <br />(i) that the development would not adversely affect any land of <br />significant historical, recreational or aesthetic value. <br />6.3 MINIMUt4 LOT AREA (as amended March 2, 1972) <br />(1) Five (5) acres; <br />(2) When a P.U.D, is proposed, as provided in Section XY (13) of this <br />Resolution, the density factor may be increased up to a maximum of <br />one unit per acre. The amount of increase shall be based on the <br />criteria established in 6.2 of this Section, but in no event shall <br />the density factor greater than one unit per two acres be approved <br />unless the proposed development is connected to both a central water <br />and disposal system; <br />I' 11 <br />
