EXHIBIT C-lA <br /> pgg-MTNTNG CONDITIONS OF AFFECTED LAND NARRATIVE <br /> Overview <br /> This is a request to mine sand and gravel material from a 180+ acre <br /> parcel located on the east side of the South Platte River, north of <br /> 88th Avenue. This operation will be a continuation of the sand and <br /> gravel extraction operation that Cooley is presently mining to the <br /> south under permit M-89-066 . <br /> Surrounding most of the mining area, a slurry wall will be <br /> installed to seal off surrounding alluvial ground water. The <br /> extracted material will be transported primarily via conveyor <br /> • across the South Platte River to the existing plant that is located <br /> on Riverdale Road at 96th Avenue, although Cooley does reserve the <br /> right to do on-site processing and transport material off property <br /> with trucks . <br /> Upon completion, most of the property will be utilized as a <br /> • potential water storage reservoir. All or parts of two areas <br /> outside of the slurry wall will be backfilled. Any parts of these <br /> two areas left with open water area will have an augmentation plan <br /> filed. One of these areas will be revegetated with low maintenance <br /> grasses for eventual use as open space and/or farming; the other to <br /> urban uses as allowed by Commerce City. The operation is expected <br /> • to be undertaken within one year, and last from five to ten years, <br /> depending upon demand. <br /> Existing Site Description <br /> As mentioned above, the site is located east of the South Platte <br /> • River and north of 88th Avenue, to the approximate alignment of <br /> 92nd Avenue. The eastern boundary are other properties , except at <br /> one point where the property abuts Monaco Street . The topography <br /> is fairly level over most of the site, with elevations ranging from <br /> 5 , 070±1 , on the south abutting 88th Avenue, to 5 , 060±1 along the <br /> South Platte River on the north. The only area of substantial <br /> higher elevation is the 5± acre area abutting Monaco Street . This <br /> area has an average elevation of 5 , 090±1 . The above features and <br /> soils are shown on the PRE-MINING PLAN MAP, EXHIBIT C-1B. <br /> • <br /> 41 <br />
