<br />1. Character of Neighborhood in the Immediate icinit In order
<br />to evaluate t},e land use impacts of tl,e proposed san extraction opera-
<br />tion, consideration s},ould be given to tk,e land use haracteristics of
<br />tl,e neighborhood in the immediate vicinity of the pro osed sandpit. The
<br />proposed operation would be in tk,e floodplain of the Animas River. To
<br />the north and nort},east of t}.e cite is the Simmons property, wit], a
<br />residence about 1,600 feet east of the site. To t}, nort},west is tl,e
<br />St. Clair property on wl,icl~ is located t},e val-Air S ring Club Glider-
<br />port and Air Strip. The Gliderport banger is about 2,400 feet to the
<br />northwest of tl,e site. To t},e east of tk,e site acros tl,e Animas River
<br />is located, in addition to the Simmons property, the parcel of Richard
<br />Cooper which has no residence on it. Also on the a st, t},e Deaderick
<br />property has a residence located on it, wk,ich is abo t 2,000 feet from
<br />tk,e proposed site; tk,e Davis property l,as a residen a on it which is
<br />about 2,300 feet from t},e proposed cite; and the wal er property whit],
<br />has a residence is located about 2,200 feet from the roposed site. To
<br />tl,e soutl, of t},e site is tl,e Johnson parcel which },as o residence on it
<br />and the United Constniction property w},ic}, has a 404 permitted extrac-
<br />tion and fill operation, but no residence located on To the west of
<br />the site across U. S. Hwy. 550 is the DiFerdinando arcel which has a
<br />residence about 2,100 feet from the proposed site; an the Hansen pro-
<br />perty wk,ich has a residence located about 2,000 feet from the proposed
<br />site.
<br />It therefore appears that t},e character of the n ighbor1,ood in tl,e
<br />immediate vicinity is predominantly residential as ,ere are several
<br />single-family residences located from about one-quarto to one-half mile
<br />away from t},e cite, with some extractive activity o the United Con-
<br />struction parcel and the Gliderport operation to the n rtl,.
<br />2. Visual Impacts: The aspects of the propos d operation wk,ick,
<br />would be visible, on a regular basis, from those esidences in the
<br />immediate vicinity, whit], are from one quarter to o e-k,alf mile away,
<br />would be limited to the extraction from tk,e sand ba by the front-end
<br />loader, and t},e loading of the extracted sand onto dwn trucks. These
