<br />The land to the South of the river in an area from 500 to 1000 feet in width <br />is fairly flat. The Westerly half of this area is used as pasture with the <br />• Easterly Half being cultivated into several fields with irrigated crops being <br />raised. <br />South of this area the land rises sharply in a large bluff with several large <br />and small gullies being eroded into the bluff. The Soils Report indicates <br />that this area has no economically mineable gravel resources. <br />In addition to the river, two large irrigation canals have river headgates <br />within the property. The 4lhitney Ditch and the Eaton Ditch traverse through <br />the Easterly portion of the site and continue Easterly to serve adjoining <br />farmland. <br />5. ADJOINING USES: <br />The area adjoining the <br />large agricultural tra <br />residential units have <br />tration of residences <br />• west Windsor. Highway <br />boundary cf the site. <br />6. ZONING: <br />site to the West, North and East is still basically <br />:ts. In addition to the farm units, a few additional <br />been interspersed in the vicinity, The nearest concen- <br />is located about 3/4 mile to the Northeast in South- <br />No. 392 is located about 1200 feet North of the North <br />All land in the near vicinity is zoned "A" Agricultural in Weld County. The <br />zoning and use are further regulated as the site area lies within the established <br />Flood Hazard Overlay District, according to Weld County maps. Due to the loca- <br />tion, the restrictions, and the proposed mining the ultimate use of the site <br />will be as open-space, conservation and recreation area. <br />There is at present a Public Easement and Access permit for Hunting, Fishing, <br />and Otfier Recreation granted to the State of Colorado, Division of Wildlife on <br />the Frank property, It is suggested that,due to the intensive mining proposed <br />on this property, and to .maximize the recovery of the sand and gravel <br />deposits, that this permit be repurchased or set in abeyance...to be reinstated <br />at such time as a substantial area is completed and its use and value can be <br />determined, <br />• 7.
