GENERAL <br />1. LOCATION: <br />The proposed site is centrally located in the "Tri-City" area of Fort Collins, <br />Loveland, and Greeley and therefore has an excellent opportunity to serve this <br />rapidly growing area. Good roads exist in the area to handle the anticipated <br />traffic associated with the operation and delivery of materials. The site is <br />located in Section 19, Township 6 North, Range 67 West of the 6th Principal <br />Meridian, Weld County, Co]orado, approximately 1-1/2 miles West of Windsor, <br />Colorado and 1/4 mile South of Colorado Highway No. 392, <br />2. OWNERSHIP: <br />The ownership of the total tract (246.2 Acres) is in the names of Velma Frank <br />(144.5 Acres) and Mary L. Richards-Smith (101.7 Acres). Both owners have ad- <br />joining property that is not being included in the gravel pit site due to <br />lack of economical gravel supply. La Poudre Sand and Gravel, Inc. has obtained <br />leases from both parties to mine and market the sand, gravel and topsoil re- <br />sources contained on the properties. <br />• 3. EXISTING OPEN CUT MINE: <br />A "Limited Impact" gravel pit is located in the Northwest corner of the proposed <br />site. Colorado Mined Land Reclamation Permit No. 79-215 was approved on April <br />23, 1980 and a Special Use Permit for Open Cut Mining was approved by Resolution <br />of the Board of County Commissioners, Weld County, Colorado on May 7, 1980. <br />The mine has been in operation during the past two construction seasons, with <br />a variety of materials being used by the Weld County Road Department and several <br />private contractors. The present operator on the site is Loveland Excavating, <br />Inc., and a long term contract has been negotiated for their operation of the <br />present and proposed site. The location of this existing pit is shown on the <br />maps. The present operation will be completely integrated into the proposed plan. <br />4. TOPOGRAPHY AND USES: <br />The majority of the site lies within the flood plain of the Cache La Poudre <br />River which meanders Southeasterly through the middle of the site. The land to <br />• the North of the river rises gently. This area is classified as "Salt P1eadow <br />Range Land". It is presently used in its natural state as pasture land with a <br />variety of field grasses and is in good condition. <br />-7- <br />
