<br />SECTION B - GEtJERAL LOCATION <br />Surrounding Land Use and Zoning <br />The subject property is located approximately one half <br />mile northwest of Greeley city limits, bounded by Weld County <br />Road gp35 on the West, Cache La Poudre River on the North, <br />Southern Colorado Railroad on the South and Section Line, <br />between Sections 35 and 34, on the West. The median elevation <br />of the subject property is 4675 feet. <br />The applicant's property is further delineated and <br />identified as a Resource Conservation Area, by Weld County <br />Extraction Plan - Mineral Resources, Volume II, July 1975. <br />The surrounding land uses to the North, East and South of <br />subject property are practically identical to the uses on <br />applicant's property ... irrigated agricultural - pasture, <br />dry pasture and vacant. Across the County Road x/35 to the <br />East of the subject property exists a completed mined out <br />sand and gravel area. The zoning of subject property and <br />surrounding area is predominantly Floodplain and Agricultural. <br />A11 haulage roads within the property will be minimum <br />22 feet, and will be maintained in a dust-free condition. <br />The principal access to the property will be County Road 435 <br />as noted on Mining and Reclamation plans. <br />. ., __J <br />r' q ~ +^~? <br />-2- <br /> <br />
