All of said royalties and other moneys shall be treated as rents reserved for the use of the subleased coal and the Property, and Anchor shall have, in addition to the remedies herein given, all of the rights and remedies of a landlord for the recovery of rents under the laws of the State of Colorado. A11 rights and remedies given hereunder shall be cumulative and not exclusive. None of the foregoing shall prohibit Bear from replacing existing equipment without Anchor's consent. Article 15 - Default by Bear This Sublease is made by Anchor and accepted by Bear upon the express condition that, if Bear shall fail or refuse to pay the production payments hereunder, including minimum production payments, when due, and any such failure or refusal shall continue for a pe_:iod of fifteen (15) days aftee written • notice thereof is given to Bear by Anchor, then this Sublease shall, at the option of Anchor, terminate and be void.
