Nelson, et al <br />REQUEST: Nursery and garden center <br />LEGAL DESCRIPTION; Part of the SEte, Section 5, T6N, R65W of the 6th P.M. <br />Weld County, Colorado. <br />LOCATION: One-half mile south and one mile east of the town of Eaton. <br />APPEARANCE: James P. Nelson appeared in his own behalf. He stated his <br />request is primarily a change in use. The property is <br />currently residential in the agricultural zone and he would <br />like to return most of the land, which he owns at this <br />location, into an agricultural-commercial use. It is to be ' <br />a garden center and a nursery. He would like to sell plants, <br />fertilizer, chemicals and garden tools, etc, at this location. <br />The Chairman asked the Planning Commission members for discussion or questions <br />to the applicant, <br />Wilbur Wafel and Jack Holman questioned hin regarding the buildings and <br />available water on the property. He stated he would add to the buildings <br />on the lot just south of the existing buildings. He plans to put in <br />some retail and greenhouse space and immediately south of that a subterranean <br />root cellar and open-shade arbor type buildings to protect the plants from <br />the sun. Parking is adequate and there will be no parking on the County <br />road, There is currently a residential well on the property. He has <br />also been given permission .from the North Weld Water District to obtain <br />water from them. There will not be any large volume well needs. <br />The Chairman asked Mr. Nelson if he had seen the staffs recommendations <br />regarding this request. He had, and has no objections to them. <br />The Chairman called for discussion from the audience. There was none. <br />MOTION <br />Bob Ehrlich moved this request be forwarded to the Board of County Commis- <br />sioners with the Planning Commissions recommendation for approval along <br />with the Development Standards and Comments. Motion seconded by Bob <br />Halleran. <br />The Chairman called for additional discussion. There was none. <br />The Chairman asked the secretary to poll the members for their decision. <br />Wilbur Wafel -yes; Bette Kountz T yes; Bob xalleran - yes; Bob Ehrlich <br />yes; Jack Homan - yes; Jerry Kiefer - yes.
